The average South Norfolk home hit £311,587 in July, up £4,512 in a year but still £6,962 below January 2023. Broadland is dearer for the eighth month running.
The average home in South Norfolk sold for £311,587 in July 2026, according to the Land Registry’s UK House Price Index. That is £4,512 more than a year earlier, a rise of 1.5%, and £395 more than in June.
It is also £6,962 less than the same average in January 2023. The index for the district stands at 97.8, against 100.0 in January 2023, when the average was £318,549. Three and a half years on, South Norfolk prices have not got back to where they were.
One thing to hold on to before any of these numbers mean anything: UKHPI is a mean average, not a median. A handful of large sales pulls it up in a way a median would not.
Growth has slowed to a crawl
A year ago this district was recording annual rises above 5%. It has not managed 2% in any month since December 2025.

Read the middle column rather than the right one and the picture is clearer still. Across the eight months from December 2025 to July 2026 the average has stayed inside a band of £2,808, between £310,901 in February and £313,709 in May. Prices here are not falling. They are sitting still.
Where South Norfolk sits in the county
South Norfolk is the second dearest of Norfolk’s seven districts, and has been for eight months. It is £42,402 above the Norfolk average of £269,185 and £18,108 above the England average of £293,479.
Broadland is still ahead, but its run is ending
Broadland has been the dearer district every month since December 2025, which is eight months, and in July it was ahead by £1,820.
The gap is not the story any more. The speed is. Broadland’s annual growth has collapsed over three months:
- May 2026: +8.1%
- June 2026: +6.4%
- July 2026: +2.9%
South Norfolk never had that surge and has not had that fall. On the current trend the two districts converge rather than separate.
Flats are the only type going backwards
Within South Norfolk, one property type is falling and the rest are drifting up.

Semi-detached houses were the strongest performer for a second month. Flats, which are the cheapest way into the district by a wide margin at £133,971, are the only type worth less than a year ago.
A correction to our own figure
When we reported the June 2026 index on 20 August, we published an average of £312,124 for South Norfolk and an annual rise of 2.0%.
The Land Registry has since revised that month. June now reads £311,192, and the annual rise 1.7%. That is £932 lower than the figure we published.
This is normal. UKHPI revises earlier months as more completed sales are registered, and the most recent months are always the least settled. It is worth knowing when a number is quoted back at you: July’s £311,587 will almost certainly move as well.
What it means for you
- If you are selling in South Norfolk, price to a flat market, not a rising one. The district average has stayed inside a £2,808 band since December.
- If you are buying a flat, the district has got slightly cheaper. Flats are down 1.5% over the year and are £133,971 on average, less than half the price of a semi.
- If you are comparing districts, Broadland and South Norfolk are now within £1,820 of each other, and Broadland’s run of strong growth has largely stopped.
- Do not treat this as a valuation. UKHPI is a mean average across a whole district. Wymondham, Diss, Harleston and Loddon are different markets and none of them is the district average.
- Expect the figure to change. June was revised down by £932 after we published it.
